After a summer of home buyer tax credit infuenced sales to the first time buyer, why should we be surprised that new home sales and permits fell off the cliff (down 10.6%) in October considering the fact that everyone knew and therefore geared their planning to meet the November 30, 2009 tax credit expiration? True it was just extended to cover more buyers and more income levels, but falls far short of being extended long enough to really have an effect in my opinion. It requires a sales contract to be consumated no later than April 30, 2010 and closed no later than June 30. That's just about the time the seasonal buyer kicks into gear and jumps in the market traditionally. Hey what do I know. Congress doesn't have to make sense do they? So eligible buyers have about 5 months to shop, find, negotiate and sign a contract right now. For Floridians at least, we don't have to do it in the snow! That's something...
